Today is the 1st of a series I will be shooting with neighborhoods within a mile of a Metro station. I use 1 mile as a measure since 9 out of 12 months this will be very workable to get to without a car. The 3 colder months, it will still be a very short ride. I will start on the red line with Shady Grove and head into DC. Each video will showcase 5 neighborhoods but if you have any questions about any other neighborhood, please comment below and I’ll put it on the list!
We will start on the Red Line at Shady Grove Metro in Rockville, MD!
1- Derwood Station is located between .7 and .9/10ths of a mile from Shady Grove Metro.
Homes in Derwood Station are mostly Colonials with 2 car garages. The prices range from $625,000 – $850,000 for a single family home. The sq footage ranges from 1843-3000 sq ft which does not include the basement. The lots range from 1/4 acre to 1/2 acre. Bedrooms are 4-5, bathrooms 2-4. These homes were built between 1982-1988. HOA ranges from $226-$452 a year. This covers common area maintenance, trash, tot lots and playgrounds. There is a Derwood Station Neighborhood Park which was acquired in 2007 and contains 4.25 Acres. The park is currently undeveloped.

2- Westside at Shady Grove is located right next to Shady Grove Metro. The open-plan townhomes and condominiums bring together modern design and resort-style amenities just steps from the Shady Grove Metro Station. There’s plenty of shopping, dining and entertainment nearby, including King Farm Village Center which is just around the corner. Onsite amenities include a clubhouse, high-end fitness center, outdoor swimming pool, fire pit, picnic areas, plus a community garden and dog park. All of this and you’re just two miles from 270 with a Red Line Metro Station right in your neighborhood. These are all newly built starting in 2017 and still building present day. There are 3 builders at Westside – Stanley Martin, Lennar and EYA. With new-construction homes available, this community is great for buyers seeking a more recent build. Prices range from $430,000- $1,050,000 depending on the builder, size and model. Sq footage ranges from 1514 sq up to 3000 sq ft. Bedrooms are 2-4, bathrooms 2-4. The condo and HOA fees start at $170/month for HOA and $140/month for condo with Lawn maintenance pool, fitness center, tot lots, trash, water and club house included. Schools today are Washington Grove elementary, Forest Oak Middle and Gaithersburg High School. Always check with MCPS to verify before buying.
3- King Farm is located between 1/2 a mile and 9/10ths of a mile from Shady Grove Metro. The community runs shuttle buses continually to and from the station. King Farm, in Rockville, MD, is a unique mix of modern convenience and old-world charm. Developed in the mid-2000s as a mixed-use, walkable and high density community, King Farm is an excellent example of “smart growth” or “new urbanism.” The neighborhoods of quaint, traditional-style single family homes, townhomes and condominium buildings feature landscaped parks, tree–lined boulevards and many in-community recreation, retail and dining options. King Farm is ideal for buyers looking for the charm of a well-designed planned community combined with the convenience of a mixed-use development.
Single family homes in King Farm were built between 1998-2004. The prices range from $825,000- $1,100,000 for a single family home. Sq footage ranges from 2192-3809 sq ft not including the basement. Bedrooms 4-6, bathrooms 3-5. King Farm’s neighborhoods offer parks, swimming pools, tennis courts and many other recreational options. HOA ranges from $113-$120/month. 4- Croyden Park is located between 1/10 and 3/10ths of a mile from Rockville Metro Station.
Croydon Park is an urban neighborhood (based on population density) located in Rockville, Maryland. This is a well-established community that continues to attract interest from buyers looking in the Rockville area. Located very close to Rockville Town Center, you have tons of shopping, restaurants, movie theater and even a seasonal ice-skating rink nearby. Croydon Park real estate is primarily made up of medium sized (three or four bedroom) to large (four, five or more bedroom) single-family homes and townhomes. Homes in Croyden Park were built between 1938- 1970 with a few homes built after the 70s into the 90’s and early 2000’s. The prices range from $400,000 – $845,000. Lots range from .17 acres to .26 acres. Square footage ranges from 572 sq ft – 3000 sq ft not including the basement. Bedrooms 2-5, bathrooms 1-3. There is NO HOA or condo fees. 5- West End Park is located between 7/10th and 1 mile from Rockville metro.
The West End Park neighborhood is filled with Colonials, bungalows, split levels, rambles, Victorians, and other kinds of housing options that will fit the taste and lifestyle of just about everyone. No matter what you and your family’s preferences are and no matter what kind of house you are looking for, you will surely find a property that will interest you in West End Park. This neighborhood has its roots on the vision of a man named Henry N. Copp. Being the visionary that he was, Copp acquired 500 acres of developable land in Rockville a number of years back and developed a big chunk of his property into the locale of West End Park.

Sq footage ranges from 1050 sq ft – 3800 sq ft not including the basement. Lots range from .17 sq ft- .43 sq ft. There is NO HOA or condo fees.
