Whats up everyone!

Today I want to introduce you to 2 new construction neighborhoods in North Potomac- Mt. Prospect and Quail run. For buyers who want brand new construction and don’t want to compete but rather customize their home to their liking, this is a great choice. 

So we’ll drive through the sites, I’ll tell you about the Homes being built and if this is of interest to you, please contact me directly and I can do a virtual or in person showing for you and answer any of your questions.

First we have Mt. Prospect by Toll Brothers.

This neighborhood is located right off Travilah road in North Potomac. 

As we drive in, you can see the different craftsman and modern farmhouse styles of the single family homes.

There are 186 homes in total. Of those 186, 5 homes that are available to be built now and another 50 or so in the next months as different phases are released . 

There is a 50% occupancy as of today in January 2023.

There are 5 different floorplans in the Hamlet collection – all with 3 car garages. 

The square footage ranges from 3415-4192 for the first and second levels.

You have the Potomac, Glen Echo, Glen Echo craftsman, Esworthy and Travilah. 

The price range starts at $1,199,995 and with customization can go  up as high as $1,700,000

Bedrooms range from 3-6, Baths 3-6. 

The luxury homes have all the modern top of the line finishes and appliances. 

Check out the gourmet kitchen and great room,  dining room, Primary bedroom and bathroom

HOA is $130/month with a capital contribution fee of $2000 and an annual fee of $1500 for water and sewer hook up (or front foot benefit fee)  to be paid to a private utility company  that goes until January of 2051.

Approximate delivery for the homes to be built is 12 months.

There is also the Windmill Collection. 

Pricing starts at 1.7 million.

Sq ft ranges from 4471-5570 for the first and upper levels.

The Windmill collection is currently on hold for sales. New home sites and model home coming spring 2023.

The location of Mt Prospect is awesome. You are minutes from route 28, I-270, and all the conveniences of Rockville, Bethesda and Washington DC.

You are also next to the muddy branch trial, Dufief park and more.  Close by Kentlands, Fallsgrove and Travilah shopping centers have a plethora of options for dining, shopping, grocery and more.

The schools for Mt. Prospect are Travilah elem, Robert Frost middle and Wootton High School. Always check with MCPS before buying.

Next is quail run which is located next to North Potomac in Darnestown 

There are 16 single family homes total being built- 10 in the first phase and 6 in the second phase. Out of the 10 in the first phase, 3 have been sold as of today, Jan 19 2023, 2 are already built and can be delivered immediately and the other 5 are available to purchase and customize.

The 6 homes in phase 2 are still in the beginning stages of the process of development.

So you can see the Cul-de-sac homesites have bucolic settings overlooking rolling fields and/or backing to woods and ponds.

The Sixteen estate-sized lots range from 3/4 to 2+ Acres and are all on septic and public water.

Most of the homesites are on cul-de-sac courts and/or have private driveways.

There is natural gas and electricity to all lots. 

The homes are a minimum of 4 bedrooms and 3.5 baths with 10-ft. ceiling height on the main level and 9-ft. on upper and lower levels. 

All models come standard with a roughed-in elevator shaft and pit. Whether you want an elevator now or in the future, it will be available for you to age in place in your new home.

As for the 2 homes that are available immediately, you have the model home at 12906 Quail Run Ct which is listed for $2,343,314.

Residents here enjoy award winning schools as well as nearby shopping, restaurants, entertainment venues, parks, sports fields, and equestrian facilities, among other amenities.  

As of today, the schools are Jones Lane Elem, Ridgeview Middle and Quince Orchard high school. Always check with MCPS before buying.

Nearby for shopping you have the Kentlands Market square, Rio Washingtonian center, Downtown Crown, Fallsgrove and Travilah Village center with the newer trader joes.

As for parks and rec, you’re close to Seneca Creek park, Nancy H. Dacek-North Potomac Community Center, South Germantown Recreational Park, Maryland Soccerplex, the Potomac Horse center and many other local parks. 

The Estates at Quail Run blends together life in the country with quaint neighborhood charm, all while close to everything the county has to offer.

I think this is a great option for someone who wants new luxury that is farther out from the city to feel country but close enough that commutes into DC, Bethesda or NOVA are still fairly short.
