As promised, I told you I would introduce you to more new construction right here in Rockville Md. If you are interested in New Construction, and you want the builder to pay your buyer’s agent, (if they are offering), you MUST have your agent with you at the first introduction.  If you go into a model or just look around without your agent and then ask them to represent you, there is a good chance the builder will not pay your agent and you will be stuck without representation or paying them your self.

So, lets dive right in

There are 2 builders in this new development in the Wootton School District in Rockville called THE GROVE.  Craftmark homes & Wormald.

Let’s talk about Craftmark first because they are selling like hot cakes. What does that mean btw…do hot cakes sell really fast? Are hot cakes pancakes? I digress..

There are three luxury townhomes and  also townhome-style condominiums, all meticulously crafted with gorgeous brick and stone facades, designer siding, and a professional landscaping package that exudes curb appeal and leaves a lasting impression.

Current Deliveries are available for March/April/May/June 2024. You need to go there in person since its only by appointment, or I can go for you and FaceTime you if you’re out of town. This is their MOST POPULAR COMMUNITY IN OVER 30 YEARS!  Lou Kalra, the builder’s rep told me that they have already SOLD OVER 50 HOMES IN JUST A FEW MONTHS!

There are 3 models 

The Westmore- 20 Ft WIDE TOWNHOMES with 2 car garages from the base price of $859,900 w sq footage ranging 2000-2500. The westmore has 3 beds and 2-3 full baths, 1-2 half baths.

The Seneca – 24 FT. WIDE TOWNHOMES with OVERSIZE 2 car garages and PRIVATE ELEVATORS! from $1,060,000. 3-5 beds. 3-4 full BA, 1 half ba.

And The Carderock – 24 FT. WIDE TOWNHOMES with 2 car garages and PRIVATE ELEVATORS!  OUR LARGEST MODEL WITH BACKYARDS TOO! FROM 1,105,000. 3-5 beds. 2-4 full baths 2 half baths. 2755-3374 sq ft.

There are approx 250 th in total.

The amenities include a pool, clubhouse, dog park, walking & bike trails and a soccer field.

The Avery & Travilah townhome-style condos start in the $600s and range from 1848-2272 sq ft.

When I visited the model today, it looked even better in person! And I have to say, I’ve had a great experience with Craftmark. They are very detail oriented and I was really impressed with their walk throughs and service.

The 2nd builder is Wormald. 

Wormald has 2 townhome models- the Amari and the Kadence. The Amari has a base price of $1,111,900 with 3 beds, 2 full and 2 half baths. 

The Kadence has a base price of $1,116,900 with 3 beds, 3 full baths and 2 half baths. 

The sq footage ranges from 2300-2800. There are 40 in total. The first build will be delivered in June/July and then the second build will be delivered late fall. The rest will be next year. So far, they’ve sold 5.

I don’t have any photos of the Wormald homes because the model isn’t ready yet. They make a good product and I’ll put their website in the description so as they update it, we will see some pics. This incredible Rockville location is exactly where you want to be for convenience and lifestyle. You’re so close to everything. University of MD at Shady Grove, Shady Grove hospital, and tons of retail and delicious dining at Kentlands Square, Pike & Rose, Rio, or Downtown Crown. OR right next door you have Ledo’s pizza and my favorite grocery store, Trader Joe’s.  You also have easy commutes and convenient access to major transportation routes like I-270 & 1-200 and the Shady Grove Metro station.

As far as parks and rec, besides having your community pool and clubhouse, you’re also not too far from Seneca Creek State Park or the Meadowside Nature Center.
